BUILDING APPROVALS

Whilst the focus at the start of a project tends be on architectural layout and features, every project requires to achieve Building Approval. The requirements differ for building class with some classes more stringent than others however the Building Approval details the key issues of how safe the building is in terms of both construction and fire safety; how it's protected from pest, flood and weather events; how energy efficient it is; and how it is serviced for sewer, water and stormwater all need to be addressed. Additionally, it would also note compliance to town planning approval conditions (if required).

Building Approvals are issued by private building certifiers for a specific structure or building (normally with a 2 year timeframe). Leading up to certification there are various technical inputs and inspections that need to be considered and coordinated to ensure your approval process runs smoothly. At AAD Design we've yet to design a building that couldn't achieve certification and we've developed strong relationships with both consultants and certifiers who work to deliver the best outcome for your project.

If you have a site with development potential or some renovation ideas that you would like to explore then a Design Feasibility will let you understand your options and provide realistic suggestions on the best way forward to achieve your aims, without blowing the budget. A small investment now will set your project on the right track from day one.
On-site and at time convenient for you, we'll identify any town planning or building compliance issues then work up a schematic design during our discussion to give you a clear design direction. This ensures your project is able to be realised without spending money on plans that simply don't work or can't be achieved within your budget. Whether you're an existing homeowner, renovator or prospective buyer, we can provide an informed appraisal before a single plan gets drawn. For renovations or new homes our Design Direction feasibility includes a 1-2 hour site visit from one of our expert designers. As part of this visit we provide preliminary advice concerning the town planning and building compliance issues specific to your site.

 

1. Concept DesignWhen you know what you want and are ready to get started then we'll work with you at Concept Design to create or refine your architectural brief. We gather a lot of your input at this stage and collaborate with you to explore designs solutions. This includes a schematic design that captures your initial ideas and concepts presented as 2D plans and 3D computer modelling. When we have a final Concept Design that you are happy with we recommend you provide this to builders for an initial quote before moving onto the next stage, Design Development.

 

 

 

01Revit 3Design Development stage brings the key details of a design together in a comprehensive set of plans and confirm compliance for Building Approval (also known as certification or BA) and if required, town planning or Development Approval (DA). This stage is the last chance for you to make major design changes as this is where the authorities have their say on your plans. This stage involves coordinating inputs from our trusted consultants and sometimes working across multiple approval processes including Siting Variations (relaxation of boundaries) and Build Over or Near Sewer/Stormwater and Driveway Permits. Whether or not your plans trigger town planning assessment, you'll still require final working drawings suitable for the certification and construction of your project.

 

AADDesign Portrait Work 74 of 288 small 2Should you want a complete set of construction drawings that are builder ready then we also offer a Detailed Drawings package. This plan set saves you time and questions at the construction stage by reducing the number of provisional sums or prime cost items in the builder's contract. This add-on service is completely adaptable and can include the finer details of cabinetry and joinery, laundries and bathroom, electrical layouts, pool and spa designs, and other specific plans as required.
